When we think of 80’s architecture in Los Angeles, hardly ever do we do so with affection. The Conrad and Libby Buff Residence in Pasadena circa 1988 by, of course, Buff and Hensman is a grand exception. Years after these mid century icons participated in the Case Study Program, they were adapting to the lots and building codes, and, met the challenges head on to create ever more substantial forms.
This is the last home of Conrad Buff and his wife Libby. And from the outset, it makes its presence known upon approach, handsome and bold is this geometric home. Few architects adapted to the late-’70s code changes as skillfully as Buff & Hensman, evolving their signature style—dramatic spatial flow, thoughtful siting, and masterful proportions. Designed by Conrad Buff III for himself and his wife Libby, this home is a bold, refined expression of the firm’s mature work.
The monolithic street-facing facade conceals a light-filled, expansive interior. On the second floor, the open living, dining, and kitchen areas flow seamlessly into generous outdoor spaces—private yet airy. West-facing sleeping porches and an east-facing patio with spa and water feature extend the experience outward, anchored by a monumental trellis reminiscent of Case Study House No. 28.
A floating third-floor suite (formerly Buff’s office) overlooks the main living area, with stained glass, skylights, and carefully placed windows filling the space with light. The lower level offers a guest suite, 14′ ceilings, a screening room, office with separate entry, and a large garage. Located in a peaceful Pasadena neighborhood near top schools and amenities, this is a rare and important example of late 20th-century Southern California modernism.
